Finding a home near Aberdeen Proving Ground: start with your gate

APG is really two installations: the Aberdeen Area (APG North) and the Edgewood Area (APG South), which aren’t connected. Where you work on post should drive where you look off post. Here’s how to find the right home near APG, whether you’re buying with a VA loan or renting first.

On post or off post?

On post

Family housing at APG is privatized and managed by Corvias. No commute through the gate and no utilities to set up, but availability and wait lists vary. Contact the APG housing office early.

Rent off post

Flexibility if your tour is short or you want to learn the area. In Maryland, most security deposits are capped at one month’s rent. Look for a military clause in your lease.

Buy off post

Builds equity and can work well with a VA loan. Think about resale or renting it out when you PCS again.

Buying near APG with a VA loan

  1. Get your Certificate of Eligibility and a VA preapproval from a lender who closes VA loans regularly.
  2. Check your BAH for APG with the Defense Department’s BAH calculator, and decide how much of it you want your payment to use.
  3. Shortlist by gate and commute, then by house type. Harford County Public Schools serves most off-post Harford County homes; confirm the exact address.
  4. Tour in person or by video. I’ll do live walk-throughs and drive the commute for you.
  5. Write a strong VA offer. VA loans can compete well when the offer is clean and the agent explains the VA appraisal to the listing side.
  6. Close remotely if needed. Many title companies handle remote signing. If one spouse will sign for both, set up a real estate power of attorney early and get your lender to approve it.

I’ve helped buyers in Harford County, The Key Home Team has agents across the Baltimore area, and I hold licenses in both Maryland and Pennsylvania if you’re looking north of the state line. More: how VA loans help veterans buy and buying with Mike.

Questions people ask

Where do people live when stationed at Aberdeen Proving Ground?

Common choices include Aberdeen, Havre de Grace, Bel Air and Churchville for APG North, and Edgewood, Abingdon, Joppa, Bel Air and Fallston for APG South. Some people live on post in privatized housing managed by Corvias.

What gates does APG have?

APG North (Aberdeen Area) uses the Maryland Boulevard (MD 715) gate, open around the clock, and the Harford Boulevard (MD 22) gate with weekday hours. APG South (Edgewood Area) uses the Hoadley Road (MD 24) gate, open around the clock, and the Wise Road gate with weekday hours. Check APG’s official site for current hours.

Can I use a VA loan to buy near APG?

Yes, if you’re eligible. Get your Certificate of Eligibility and a preapproval from a lender experienced with VA loans, then shop by commute and budget.

Should I buy or rent near APG?

If your assignment is short or you don’t know the area, renting first is reasonable. If you’ll be there several years, or would keep the house as a rental after you PCS, buying with a VA loan can make sense.

Can I buy a house near APG before I arrive?

Yes. With video tours, a local agent who drives the area for you, and remote signing through the title company, many buyers close before arriving.

About Mike Fielder

Mike Fielder is a Baltimore Realtor and Sales Director of The Key Home Team at Cummings & Co. Realtors. Licensed since June 2016, he focuses on North Baltimore (Lake Evesham, Lake Walker, Cedarcroft, Hampden and Remington) and the Towson area. He also serves as Vice President of the Lake Evesham Community Association.

Over his career, Mike has sold 190 homes worth more than $56 million. He’s backed by The Key Home Team, which has sold more than $375 million in real estate and closes about $30 million a year.

Mike founded Property Management of Baltimore in 2014, two years before getting his license, and still runs it. Managing rentals taught him what repairs really cost, which updates buyers pay for, and how to keep a deal moving when something breaks. Sellers get that judgment when deciding what to fix before listing. Buyers get it when they’re reading an inspection report.

A Towson University graduate, Mike keeps his approach simple: price from real recent sales, spend money only where it pays back, and compare offers by what the client actually keeps.
