Buying a home in Towson: a straight guide from offer to keys

Towson gives you Baltimore County taxes and services, a real downtown, and housing that runs from 1930s rowhouses to large homes in Ruxton. Here’s how buying here works, what it costs, and how to avoid the common mistakes.

Why Towson works for a lot of buyers

  • Lower property tax rate than the city. Baltimore County’s rate is $1.10 per $100 of assessed value for fiscal 2026, versus $2.248 in Baltimore City, per the Maryland Department of Legislative Services.
  • Location. The Beltway (I-695), York Road, Charles Street and Dulaney Valley Road all run through Towson, and I-83 is a few minutes west. Light rail stations at Timonium and Lutherville are a short drive north.
  • Range of housing. Group rowhouses in Rodgers Forge, revival-style homes in Stoneleigh and Anneslie, mid-century ranches and split-levels, condos downtown, and larger homes in Ruxton and Riderwood.

Towson is the county seat but isn’t an incorporated city. Baltimore County provides services like trash collection, police and schools.

The buying process, Towson edition

  1. Get preapproved with county taxes in the math. And ask your lender about the Maryland Mortgage Program if you’re a first-time buyer.
  2. Sign a buyer agreement. Since August 2024, agents need a written agreement before touring with you. Terms, including compensation, are negotiable.
  3. Check the school assignment for each address. Baltimore County Public Schools assigns by address, and boundaries don’t follow neighborhood names. Use the school system’s locator for the exact house.
  4. Tour with a critical eye. I look at roofs, basements, grading, electrical panels and windows first. In Rodgers Forge I also check rear additions and the alley side.
  5. Make a grounded offer. I pull recent sales so your price holds up to an appraisal, and we choose contingencies and a settlement date that fit your situation.
  6. Inspect, appraise, settle. A general inspection plus a sewer camera on older homes, then appraisal and loan approval. Settlement is commonly 30 to 45 days after the contract.

Buyer costs in Baltimore County

The county charges a 1.5% transfer tax and $2.50 per $500 recordation tax, and the state charges a 0.5% transfer tax. Buyers and sellers customarily split these, and first-time Maryland homebuyers are exempt from their half of the state transfer tax. Add lender fees, title insurance and prepaid taxes and insurance. Your loan estimate shows the real total.

After you move in, apply for Maryland’s homestead tax credit on your primary residence. It limits how fast your taxable assessment can rise.

About Mike Fielder

Mike Fielder is a Baltimore Realtor and Sales Director of The Key Home Team at Cummings & Co. Realtors. Licensed since June 2016, he focuses on North Baltimore (Lake Evesham, Lake Walker, Cedarcroft, Hampden and Remington) and the Towson area. He also serves as Vice President of the Lake Evesham Community Association.

Over his career, Mike has sold 190 homes worth more than $56 million. He’s backed by The Key Home Team, which has sold more than $375 million in real estate and closes about $30 million a year.

Mike founded Property Management of Baltimore in 2014, two years before getting his license, and still runs it. Managing rentals taught him what repairs really cost, which updates buyers pay for, and how to keep a deal moving when something breaks. Sellers get that judgment when deciding what to fix before listing. Buyers get it when they’re reading an inspection report.

A Towson University graduate, Mike keeps his approach simple: price from real recent sales, spend money only where it pays back, and compare offers by what the client actually keeps.
