Your PCS housing timeline

  1. As soon as orders arrive. Confirm whether you’ll work at the Aberdeen Area (APG North) or the Edgewood Area (APG South). They’re separate, unconnected areas with different gates. Contact the APG housing office if you’re considering on-post housing, which is privatized and managed by Corvias.
  2. Next, money. Look up your BAH for APG with the Defense Department’s BAH calculator. If buying, request your VA Certificate of Eligibility and get preapproved with a lender who closes VA loans often.
  3. Then, narrow the map. Choose areas by gate and commute: Aberdeen, Havre de Grace, Bel Air and Churchville for APG North; Edgewood, Abingdon, Joppa, Bel Air and Fallston for APG South.
  4. House hunting. Ask your transportation office what your branch authorizes for a house-hunting trip and temporary lodging. If you can’t travel, I’ll do live video tours and drive the commute at your report time.
  5. Under contract. Schedule inspections, the VA appraisal and your moving company around a settlement date that fits your report date. Leave some cushion; household goods deliveries slip.
  6. Settlement. Many title companies handle remote or mail-away signing. If one spouse will sign for both, set up a real estate power of attorney early and get the lender and title company to approve it in advance.

Thinking ahead to your next PCS

Buy a house you’d be comfortable renting out or selling in a few years. That means paying attention to condition, layout, parking and how the home compares with others nearby. I’ve run Property Management of Baltimore since 2014, so I’ll give you an honest read on rentability, not just how a house shows.

I hold real estate licenses in Maryland and Pennsylvania, and The Key Home Team has agents across the Baltimore area. More reading: VA loans for veterans and buying with Mike.

Questions people ask

How early should I start looking for a house when I PCS to APG?

As soon as you have orders. Confirm which side of post you’ll work on, check BAH, get VA preapproval, and start shortlisting areas. Many buyers tour by video and close before or right after arriving.

Is APG one base or two?

APG has two areas that aren’t connected: the Aberdeen Area (APG North) and the Edgewood Area (APG South). Each has its own gates, so where you work affects where you should live.

Can I close on a house near APG without being there?

Often, yes. Many title companies handle remote or mail-away signing. If a spouse will sign for you, set up a real estate power of attorney early and get it approved by the lender and title company.

Is there on-post housing at Aberdeen Proving Ground?

Yes. Family housing at APG is privatized and managed by Corvias. Contact the APG housing office early to ask about availability.

Should I buy a house I can rent out after I PCS again?

It’s smart to consider. Look for condition, layout and location that would attract renters or buyers later. I can give you a property manager’s read on any house you’re considering.

About Mike Fielder

Mike Fielder is a Baltimore Realtor and Sales Director of The Key Home Team at Cummings & Co. Realtors. Licensed since June 2016, he focuses on North Baltimore (Lake Evesham, Lake Walker, Cedarcroft, Hampden and Remington) and the Towson area. He also serves as Vice President of the Lake Evesham Community Association.

Over his career, Mike has sold 190 homes worth more than $56 million. He’s backed by The Key Home Team, which has sold more than $375 million in real estate and closes about $30 million a year.

Mike founded Property Management of Baltimore in 2014, two years before getting his license, and still runs it. Managing rentals taught him what repairs really cost, which updates buyers pay for, and how to keep a deal moving when something breaks. Sellers get that judgment when deciding what to fix before listing. Buyers get it when they’re reading an inspection report.

A Towson University graduate, Mike keeps his approach simple: price from real recent sales, spend money only where it pays back, and compare offers by what the client actually keeps.
