Selling a Baltimore condo: get the building’s story straight first

From converted mill lofts and historic Mount Vernon buildings to waterfront towers and north Baltimore garden complexes, Baltimore condos sell on the strength of the building as much as the unit. Here’s how to prepare, price and sell.

Baltimore condo types and their buyers

Waterfront and downtown high-rises

Inner Harbor, Harbor East and Canton. Buyers weigh views, amenities, parking and fees.

Converted historic buildings

Mount Vernon and nearby. Character and location sell; older building systems get scrutiny.

Mill and warehouse lofts

Along the Jones Falls and in waterfront neighborhoods. Open layouts and history; check noise and HVAC.

Garden-style and mid-rise

North Baltimore and other residential areas. Value-focused buyers compare fees and reserves closely.

Paperwork: start the resale package now

The Maryland Condominium Act requires sellers to provide buyers a resale package with the association’s governing documents and financials, generally the declaration, bylaws, rules, budget, reserve information, your fee, any special assessments, insurance and pending litigation. Buyers then get a limited window to cancel. Order it from management when we decide to list so it doesn’t hold up the deal.

  • Loan eligibility. I check whether your building works with FHA, VA and conventional loans. Each one it can’t accept shrinks your buyer pool.
  • Assessments. Know whether any special assessment is pending and who pays it at settlement.
  • Parking and storage. Deeded, assigned or leased? Buyers will ask.
  • Disclosures. Your Maryland disclosure or disclaimer statement, and the lead paint disclosure for buildings built before 1978.

Pricing and costs

I price from sales in your own building first, then comparable buildings, adjusting for floor, view, layout, updates, parking and fee. Baltimore City’s 1.5% transfer tax and $5 per $500 recordation tax, plus the state’s 0.5% transfer tax, apply to condo sales and are customarily split with the buyer. Add commission, resale package fees, payoff and settlement costs.

On my recent listings, homes have sold for a median of about 103% of list price in about 30 days. Start with a value estimate and read how I sell homes.

Questions people ask

How do I sell a condo in Baltimore City?

Order your association’s resale package early, confirm your building’s loan eligibility, price from sales in your building and similar ones, prepare the unit, and plan for the Maryland condo cancellation window in your timeline.

What's in a Maryland condo resale package?

Generally the declaration, bylaws, rules, budget, reserve information, your monthly fee, any special assessments, insurance details and pending litigation, as required by the Maryland Condominium Act.

Why does FHA approval matter when selling a condo?

Buyers using FHA or VA loans can only buy in buildings that meet those programs’ standards. If your building isn’t eligible, those buyers can’t use those loans for your unit.

What are the closing costs to sell a condo in Baltimore?

The same city and state taxes as a house, customarily split with the buyer: 1.5% city transfer tax, $5 per $500 recordation tax and 0.5% state transfer tax. Add commission, resale package fees, payoff and settlement costs.

Who should I hire to sell my Baltimore condo?

An agent who will read your building’s budget and reserves, check loan eligibility, and price against units that actually compete. I’m Mike Fielder with The Key Home Team; call 410-905-6678.

About Mike Fielder

Mike Fielder is a Baltimore Realtor and Sales Director of The Key Home Team at Cummings & Co. Realtors. Licensed since June 2016, he focuses on North Baltimore (Lake Evesham, Lake Walker, Cedarcroft, Hampden and Remington) and the Towson area. He also serves as Vice President of the Lake Evesham Community Association.

Over his career, Mike has sold 190 homes worth more than $56 million. He’s backed by The Key Home Team, which has sold more than $375 million in real estate and closes about $30 million a year.

Mike founded Property Management of Baltimore in 2014, two years before getting his license, and still runs it. Managing rentals taught him what repairs really cost, which updates buyers pay for, and how to keep a deal moving when something breaks. Sellers get that judgment when deciding what to fix before listing. Buyers get it when they’re reading an inspection report.

A Towson University graduate, Mike keeps his approach simple: price from real recent sales, spend money only where it pays back, and compare offers by what the client actually keeps.
