Selling a Towson condo: the paperwork, the pricing, and what buyers check

Condo sales follow different rules than house sales. Maryland law requires a resale package from your association, buyers’ lenders review the building as well as your unit, and your fee and reserves can matter as much as your kitchen. Here’s how to sell a condo in Towson smoothly.

Order your resale package before you list

Under the Maryland Condominium Act, a unit owner selling a condo has to give the buyer a resale package that includes the association’s governing documents and financial information, generally including:

  • The declaration, bylaws, and rules and regulations
  • The current operating budget and reserve information
  • Your monthly fee and any special assessments, current or approved
  • Insurance information and any pending lawsuits or judgments against the association

Buyers get a limited window to cancel after they receive the package, set by the Condominium Act. That’s why I have sellers request it from the management company as soon as we decide to list. A late package delays the deal and gives a nervous buyer an easy exit. Associations can charge a fee to prepare it.

What buyers and their lenders look at

The building

Reserve funding, the age of the roof, elevators and mechanical systems, and any planned special assessments. A healthy reserve fund helps your price.

Loan eligibility

Whether the building is on the FHA or VA approved lists, and whether it meets conventional lending standards. Every loan type a building can’t accept shrinks your buyer pool.

Rules

Rental limits, pet rules and parking. Buyers who plan to rent later read the rental policy closely.

Your unit

Floor, light, views, updates, storage and whether parking is deeded or assigned.

Towson’s condo stock ranges from high-rise and mid-rise buildings near downtown and along the York Road and Charles Street corridors to older garden-style complexes and townhouse-style condos. Each type attracts different buyers, so I price against the units that actually compete with yours, starting with your own building.

Pricing and selling, step by step

  1. Pull sales in your building first. Then similar buildings nearby. Adjust for floor, layout, updates and fee differences.
  2. Request the resale package and confirm loan eligibility. I check the building’s FHA and VA status so we can market to every buyer who can use it.
  3. Prepare the unit. Fresh paint, good lighting and clear storage. Fix what an inspector will flag in the unit, like leaky fixtures or tired HVAC equipment.
  4. Launch and show. Coordinate showing rules, parking and access with the building.
  5. Negotiate and settle. Compare offers by net, and plan for the association’s paperwork in your timeline. Settlement is commonly 30 to 45 days after the contract.

Baltimore County transfer and recordation taxes apply to condo sales the same as houses: 1.5% county transfer tax, $2.50 per $500 recordation tax and the 0.5% state transfer tax, customarily split. Start with a value estimate and read more about the Towson housing market.

Questions people ask

What documents do I need to sell a condo in Maryland?

You’ll need the resale package the Maryland Condominium Act requires, which generally includes the declaration, bylaws, rules, budget, reserve information, fees, special assessments and insurance details. Request it from your management company early, along with your usual seller disclosures.

Can a buyer back out after getting the condo documents?

Yes. Maryland law gives condo buyers a limited window to cancel after they receive the resale package. Getting the package to the buyer early shortens the uncertainty.

Does my building's FHA approval matter?

It can. Buyers using FHA or VA loans can only buy in buildings that meet those programs’ requirements. If your building isn’t eligible, those buyers can’t use those loans for your unit, which shrinks your pool.

How do you price a condo in Towson?

Start with recent sales in your own building, then comparable buildings nearby, and adjust for floor, layout, updates, parking and monthly fee. Online estimates often miss building-level differences.

What does it cost to sell a condo in Baltimore County?

The same transfer and recordation taxes as a house, customarily split with the buyer: 1.5% county transfer tax, $2.50 per $500 recordation tax and 0.5% state transfer tax. Add commission, any resale package fee, payoff, settlement costs and prorations.

About Mike Fielder

Mike Fielder is a Baltimore Realtor and Sales Director of The Key Home Team at Cummings & Co. Realtors. Licensed since June 2016, he focuses on North Baltimore (Lake Evesham, Lake Walker, Cedarcroft, Hampden and Remington) and the Towson area. He also serves as Vice President of the Lake Evesham Community Association.

Over his career, Mike has sold 190 homes worth more than $56 million. He’s backed by The Key Home Team, which has sold more than $375 million in real estate and closes about $30 million a year.

Mike founded Property Management of Baltimore in 2014, two years before getting his license, and still runs it. Managing rentals taught him what repairs really cost, which updates buyers pay for, and how to keep a deal moving when something breaks. Sellers get that judgment when deciding what to fix before listing. Buyers get it when they’re reading an inspection report.

A Towson University graduate, Mike keeps his approach simple: price from real recent sales, spend money only where it pays back, and compare offers by what the client actually keeps.
